New Home/Draw Inspection
- New home construction can be stressful in several ways. Mold Inspection & Testing
Molds are fungi that can be found both indoors and outdoors. No one knows how many species of fungi exist but estimates range from tens of thousands to perhaps three hundred thousand or more. Molds grow best in warm, damp, and humid conditions, and spread and reproduce by making spores. Mold spores can survive harsh environmental conditions, such as dry conditions, that do not support normal mold growth. Some people are sensitive to molds. For these people, exposure to molds can cause symptoms such as nasal stuffiness, eye irritation, wheezing, or skin irritation. Some people, such as those with serious allergies to molds, may have more severe reactions. Molds are found in virtually every environment and can be detected, both indoors and outdoors, year round. Mold growth is encouraged by warm and humid conditions. Outdoors they can be found in shady, damp areas or places where leaves or other vegetation is decomposing. Indoors they can be found where humidity levels are high, such as basements or showers. Correcting the water problem and cleaning the mold will usually take care of the problem but larger mold issues should be evaluated and remidiated by a professional.
Why You Should Have A Mold Inspection
- There are two goals of a mold inspection. The first is to find if and where mold is growing in your home. The second is to find the water problem which caused the mold to grow in the first place.
- The obvious reason to have a mold inspection is if you think you have a mold problem in your home. Even if you already know where mold is growing in your home it is a good idea to perform a mold inspection since visible mold growth often means there is more mold growing somewhere out of view.
- A mold Inspection/test gives you a snapshot of the amount of mold particles in a certain area at a certain time. But the amount of mold spores fluctuates over time and from place to place.
- Because of this it’s a good idea to test at several different times and in different locations in your home. This way you will get a more complete and accurate picture of the mold problem in your home.

The art of an IR inspection is to interpret the results as accurately and reasonably as possible such that the client is given actionable information in order to proceed with necessary repairs.
An Inspector should:
- Explain the limitations of thermal imaging, including the fact that, as with any type of inspection, it can’t predict future conditions. However, a roof that is experiencing moisture intrusion which has been detected through thermal imaging will very likely lead to serious structural issues, if left unaddressed.
- Explain the capabilities of thermal imaging and how it can benefit your clients. Do you have marketing materials to give your clients that outline the various conditions that can be detected through infrared technology?
An infrared inspection can identify and document moisture intrusion, energy loss, and even unexpected hot spots.
In terms of energy loss, an IR camera can detect:
- heat loss and air infiltration in walls, ceilings, floors, windows and doors;
- damaged and/or malfunctioning radiant heating systems;
- air-conditioner compressor leaks;
- under-fastening and/or missing framing members, and other structural defects that can lead to energy loss; and
- broken seals in double-paned windows.
In terms of detecting moisture intrusion, an IR camera can locate:
- plumbing leaks;
- hidden roof leaks before they cause serious damage;
- missing, damaged and/or wet insulation; and
- water and moisture intrusion around penetrations and at the foundation and building envelope that could lead to structural damage and mold.
IR cameras are equally effective at locating hot spots in the home, including:
- circuit breakers in need of immediate replacement;
- overloaded and undersized circuits;
- overheated electrical equipment and components; and
- electrical faults before they cause a fire.
Additionally, based on the color gradients that thermal images provide, an inspector can locate:
- possible pest infestation, as revealed by energy loss through shelter tubes left by boring wood-destroying insects;
- the presence of intruders, such as rats, mice and other larger pests hiding within the structure and detected because of their heat signature that the IR camera captures; and
- dangerous flue leaks, which can lead to carbon monoxide poisoning of the home’s residents.
WDO (Wood Destroying Organsim) Inspections
There are many different reasons a person might want to get an inspection to ensure that his or her house is clear of wood-destroying organisms (also known as WDOs). A trained and experienced inspector visually inspects the structure looking for any evidence of current or past termite activity and noting any conducive conditions on the property. Although termites are the main type of wood destroying organism that causes damage, Advanced Home Inspections inspects for the following organisms during the WDO and termite inspection in the Coulee Region and surrounding areas.
- Termites—Eastern Subterranean and Formosans
- Wood-destroying fungi
- Wood-destroying beetles—wood boring beetles, powder post beetles
- Carpenter ants
